Home Builders in the Vanguard Directory

Home builders construct new houses: custom homes on a lot the owner already has, semi-custom plans in a development, additions large enough to amount to a new wing, and the whole process of permits, foundations, framing, trades and final inspection. People come to this page with land and a sketch, a family that has outgrown its house, or a plan to replace a house too far gone to remodel.

Most states license residential builders or general contractors, and local building departments require permits and inspections at every stage, so ask for the license number and confirm that every permit will be pulled in the builder’s name, not yours. Ask to walk through a house they finished in the last year and talk to the owner, ask what the allowances for finishes are and what happens when you exceed them, how change orders are priced, and what the warranty covers after move-in. Contracts are either a fixed price or cost-plus a fee; know which you are signing. For work within an existing house, remodeling contractors suit better, and before buying the lot, land surveyors can confirm what you are getting.
