Property Managers in the Vanguard Directory
Property managers run rental property for owners who do not want to: marketing vacancies, screening tenants, writing leases, collecting rent, handling maintenance calls at any hour, inspecting units, enforcing the lease and, when needed, managing an eviction. Owners come to this page when they move away from a rental, inherit a house they do not want to sell, buy a building with more units than they can watch, or are simply tired of the midnight phone calls.
Most states require a property manager who collects rent and signs leases for others to hold a real estate license, often under a broker, so ask for the license and check it with the state’s licensing board. Ask how tenants are screened, how maintenance is approved and marked up, how fast owners are paid each month, and whether you receive a monthly statement showing every dollar in and out. Fees are typically a share of collected rent plus a leasing fee per new tenant. For short-term rentals the work differs, and vacation rental managers specialize in it; for investment buildings, commercial real estate services may also advise.
