Home Inspectors in the Vanguard Directory

Home inspectors examine a house before you buy it, walking the roof, attic, crawl space, electrical panel, plumbing, HVAC and structure and writing a report of what is wrong and what is about to be. Many also offer radon, termite, sewer scope and mold testing, new-construction phase inspections, and pre-listing inspections for sellers who want no surprises.

Most states license home inspectors and set minimum standards of practice; where they do not, membership in a national inspector association fills the gap. Ask what the inspection covers and what it excludes, how long it takes, whether you can attend, and when the report arrives with photos. Add-on tests are priced separately, so ask what makes sense for the house and the area. An inspector should not also be the one bidding on the repairs. If the report flags settling or cracks, bring in foundation repair contractors for a specialist opinion; for the value question rather than the condition question, real estate appraisers.
